Abdul Latif Jameel was founded in Saudi Arabia in 1945 by the late Sheikh Abdul Latif Jameel and is headquartered in Jeddah. It has been the authorized distributor of Toyota vehicles in the Kingdom since 1955 and is the exclusive distributor of Lexus, with showrooms and service centres across the country. Its activities also span financial services, energy, environmental services, health and investments, with a presence in more than 30 countries. AZEIDK has worked on the group's facilities in Saudi Arabia.
A group of this scale runs buildings with very different fire risks. Vehicle showrooms receive the public in large open halls; service workshops handle fuel, lubricants, batteries and hot work; parts stores hold dense stock on racks; offices are busy through the working day. Each needs detection, suppression and evacuation arrangements matched to its hazard and its users. Security systems protect high-value vehicles and stock outside opening hours. Design follows the Saudi Building Code (SBC 801) and Civil Defense requirements.
For Abdul Latif Jameel, AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems in line with the project's requirements.

Al Andalus Business Center is a commercial building in Jeddah. Business centres of this kind usually house offices and commercial units for different tenants, who share entrances, corridors and stairs.
Conditions in a business centre change between day and night. During working hours, staff and visitors are spread across many units, and visitors often do not know the escape routes; after hours the building is almost empty, and a fire can start unseen in an electrical room, server room or paper archive. Safety depends on early automatic detection, a firefighting network that limits spread before Civil Defense crews arrive, and usable stairs, the main escape route. Because tenants refit units over time, systems must be installed to approved drawings and tested before handover, so the building meets Civil Defense requirements and the Saudi Building Code (SBC 801).
AZEIDK delivered the fire protection and life safety works at Al Andalus Business Center. The scope covered:

Al Hada Center is a commercial centre in Al Sharafiyah district, Jeddah. Centres like this serve visitors and tenants with different activities throughout opening hours, and unit uses change over time, so compliance with approved drawings and Civil Defense requirements is a condition for operating safely, not a step that ends at handover.
In a commercial centre, risk is spread across many independent units, each with its own stock, wiring and way of operating; a clothing store may sit next to a restaurant or a small storeroom. A fire that starts in a closed unit after hours may go unnoticed until it reaches its neighbours. The centre needs an alarm network covering units, corridors and service areas, and fire fighting systems ready at any time. Civil Defense approval depends on installed systems matching the approved drawings and passing their tests, so testing and handover matter as much as installation.

Founded in 1996 in the Makkah region, Al Hada Water is a Saudi producer of bottled drinking water. It bottles drinking water in PET bottles, offers containers from 0.25 to 19 litres, and makes its own bottles and caps from its own raw materials. According to the company profile, its plant covers 15,000 m² with a stated capacity of 200,000 bottles per hour.
Water does not burn, but most of what surrounds it in a bottling plant does. The fire load sits in packaging: plastic resin, empty bottles, caps, shrink film, cartons and timber pallets, all of which burn hot and give off dense smoke. Bottle making usually relies on heated blow-moulding machines, alongside compressors, electrical panels and conveyors, with finished goods stacked on pallets near the lines. A plant that makes its own containers concentrates these hazards on one site, so early detection and stopping a fire before it reaches stored stock protect both the workforce and supply.
AZEIDK's work covered supplying and installing fire protection, alarm and security systems, followed by testing and commissioning to the project requirements.

Al Hayat Hospital is a healthcare facility in Saudi Arabia where AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems.
Supply, installation, testing and commissioning of fire protection, alarm and security systems per project requirements.
Al Hayat Hospital is one of AZEIDK's healthcare projects in Saudi Arabia. Hospitals are among the most demanding buildings to protect: they typically combine wards where patients stay overnight, operating theatres and intensive care, laboratories, kitchens, plant rooms and public areas, all in continuous use. Fire protection has to fit around clinical work that cannot stop for every alarm.
Unlike most buildings, a hospital cannot rely on everyone walking out when the alarm sounds. Many patients are bedridden, sedated, connected to equipment or recovering from surgery, so the usual strategy is to move them horizontally to a protected zone on the same floor. That only works if detection is fast, the alarm tells staff exactly where the fire is, and suppression and fire-rated separation hold the fire in its compartment. Medical gases, laboratory chemicals and electrical equipment add to the risk, and security systems help control access to sensitive departments. Design follows the Saudi Building Code (SBC 801) and Civil Defense requirements.
At the hospital, AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems in line with the project's requirements.

Al Nawras Hotel is a hotel in Jeddah. Like every hotel, it runs day and night: guests arrive and leave at all hours, staff work in shifts and service areas operate alongside guest rooms. Its fire and life safety systems therefore have to perform at three in the morning exactly as they do at midday.
In a hotel fire, smoke is usually the first threat. A fire in a guest room, kitchen or storeroom can push smoke into the corridors and stairs that guests rely on to escape, often while they are asleep. Detectors in rooms and corridors, an alarm loud enough to wake guests, sprinklers that control the fire where it starts and doors that keep smoke out of escape routes work as one system. Exit signs and emergency lighting guide guests along routes they have never used, and security systems monitor entrances and public areas. The Saudi Building Code (SBC 801) and Civil Defense requirements set how hotels are protected.
At the hotel, AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems in line with the project's requirements.

Al Othaim Markets is a Saudi supermarket and hypermarket chain whose origins date to 1956, when its first store opened in Riyadh. It was established as a company in 1980 and listed on the Saudi Exchange in 2008. At the end of December 2025 it had 415 branches in more than 110 cities and governorates across the Kingdom, plus 61 in Egypt. AZEIDK has worked on its facilities in the Kingdom.
Supermarkets combine a large public sales floor, long opening hours and a wide mix of combustible goods, from packaged food and paper to cooking oil, aerosols and cleaning chemicals. Refrigeration plant, chillers, bakeries and hot-food counters add ignition sources. At busy times, shoppers with trolleys and children must find their way out quickly. Early detection, sprinklers suited to the stock, a clear alarm and well-signed exits protect people, and security systems monitor entrances and stock. The Saudi Building Code (SBC 801) and Civil Defense requirements frame the design.
For Al Othaim Markets, AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems in line with the project's requirements.

Al Salam Mall is a Cenomi Centers shopping mall where AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems.
Supply, installation, testing and commissioning of fire protection, alarm and security systems per project requirements.
At the junction of Prince Majid Road and King Abdullah Road in Al Fayhaa, Jeddah, Al Salam Mall is owned and managed by Arabian Centres, now Cenomi Centers. Its 2013 ICSC MENA awards entry listed about 110,044 m² of total retail space and 297 stores, and it was recognised that year in the Renovations/Expansions category after a re-leasing programme that brought in anchors such as Zara, Marks & Spencer and Home Centre.
A mall of this size puts many shops side by side, each with its own stock and fit-out, along corridors that fill at peak times. Anchor stores bring large stockrooms of clothing, furniture and homeware, which burn fast and produce heavy smoke. Re-leasing and tenant turnover keep changing layouts, and every altered space must stay covered by alarm and fire fighting systems. Most shoppers do not know the exit routes, so they need clear warning and enough time to leave before smoke gathers.
AZEIDK's scope at Al Salam Mall was supplying and installing fire protection, alarm and security systems, then testing and commissioning them to the project requirements.

Located on King Abdullah Road in Jeddah's Al-Baghdadiyah Al-Gharbiyah district, Al Sariyah Square is a commercial complex. Known locally as a dining destination, it houses restaurants and cafés alongside other leisure units.
When several restaurants and cafés share one complex, each brings its own kitchen, cooking equipment and exhaust, so the fire risk is spread across units that are fitted out and run independently. A fire in one kitchen can affect neighbouring units and shared walkways, which is why detection and alarms must work as one system for the whole complex. Footfall peaks in the evening and at weekends, when families and groups fill the seating areas and need clear alarms and unobstructed exits. Tenant changes and new fit-outs can alter layouts, so systems should be checked after every alteration. Security and surveillance protect the complex after hours, and Civil Defense requirements and the Saudi Building Code (SBC 801) apply throughout.
AZEIDK's scope at Al Sariyah Square covered the supply, installation, testing and commissioning of fire protection, alarm and security systems according to the project's requirements.

Al Tazaj is a Jeddah-based grilled chicken chain; AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems at its facilities.
Supply, installation, testing and commissioning of fire protection, alarm and security systems per project requirements.
Al Tazaj is a Saudi fast-food chain founded in Makkah in 1989 by Abdul Rahman Fakieh and headquartered in Jeddah. It specialises in flame-grilled chicken prepared with its own blend of sauces, and its chickens are supplied fresh daily from Fakieh Poultry Farms. AZEIDK has carried out work on Al Tazaj facilities in Saudi Arabia.
Cooking over an open flame defines an Al Tazaj kitchen, and it is also the main fire hazard there. Grills, hot surfaces and continuous production bring heat, fuel and grease-laden vapour together, and grease condenses in hoods and exhaust ducts where a fire can travel out of sight. Protecting this kind of kitchen relies on suppression over the cooking line linked to fuel shut-off, fast detection, and an alarm that reaches the dining area as well as the kitchen. Customers and staff also need short, clear routes out, especially at peak times. These systems are designed to the Saudi Building Code (SBC 801) and Civil Defense requirements.
For Al Tazaj, AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems in line with the project's requirements.

Supply, installation, testing and commissioning of fire protection, alarm and security systems per project requirements.
Al Waha Mall is one of the shopping-mall projects in AZEIDK's retail portfolio. A mall of this type brings many tenants together under one roof, each with its own fit-out, opening hours and activities, yet all of them rely on shared fire protection, alarm and security systems to keep visitors and staff safe.
Shopping malls hold large numbers of people spread across shops, corridors and common areas, many of them families with children. Retail stock, packaging and fit-out materials create a significant fuel load, and any food outlets add cooking risks. Smoke moving through open malls and connected levels can reach areas far from the fire, so detection has to be early and the alarm has to reach every tenant at the same time. Fire-fighting systems need to cover individual shops and common areas together, and escape routes must stay clear even at peak times. Security and surveillance systems help mall management monitor crowds and protect property after hours. Civil Defense requirements and the Saudi Building Code (SBC 801) form the basis for designing and maintaining these systems.
At Al Waha Mall, AZEIDK carried out the supply, installation, testing and commissioning of fire protection, alarm and security systems according to the project's requirements.

Supply, installation, testing and commissioning of fire protection, alarm and security systems per project requirements.
Al Wouroud City is a commercial project in Taif. Commercial facilities of this kind usually combine units run by tenants with different activities and shared areas used by visitors throughout opening hours, so fire protection and alarm design depends on how each part of the building is used and how people move through it, not on floor area alone.
Occupancy in commercial buildings keeps changing. Shops hold stock inside their units, tenants carry out fit-outs with different materials and wiring, and visitors find exits only through signage. Electrical loads concentrate in lighting, air conditioning and distribution boards, and trading hours often run into the late evening. The alarm has to give early, clear warning in every unit, and fire fighting systems must control a fire in its early stages while escape routes stay usable. Civil Defense requirements and the Saudi Building Code (SBC 801) set the framework; careful installation and testing turn it into real protection.
For this project, AZEIDK delivered fire protection, alarm and security systems from supply and installation through to testing and commissioning, as the project required.

Billy Beez is an indoor soft-play concept for children; at its sites, AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems.
Supply, installation, testing and commissioning of fire protection, alarm and security systems per project requirements.
Billy Beez is an indoor soft-play concept for children aged 2 to 12, themed around a family of honeybees in a rainforest, with play areas designed to support physical, mental and social development. In 2013, Arabian Centres (now Cenomi) had six locations operating in its malls and five more in development; that year the concept won ICSC's MENA award for New Retail Concepts.
Indoor play areas are typically multi-level frames padded with foam, vinyl, netting and plastics, which can ignite and produce dense, toxic smoke quickly. Children may be high up in a structure or inside tunnels, and they do not react to an alarm as adults do; someone has to gather them and lead them out, so early warning buys vital time. Because these centres often sit inside malls, their systems must work with the host building's. Security surveillance also helps staff keep track of children and stop them leaving without their guardians.
For the Billy Beez sites it worked on, AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems to the project requirements.

Body Masters is the men's fitness-club brand of Sport Clubs Company, which was founded in 1994 and builds, manages and operates sports clubs. The Riyadh-based company is listed on the Saudi Exchange. In 2025 it had 56 branches in cities across the Kingdom: 41 men's clubs under Body Masters and 15 women's clubs under Body Motions.
Fitness clubs usually open from early morning until late, with members spread between training floors, changing rooms and showers. Treadmills and other electrical machines run continuously, raising the risk of electrical faults, while rubber flooring, mats and foam padding add a fire load that gives off thick smoke, and closely spaced equipment narrows walking routes. Many members train with earphones, and anyone showering may miss a sounder, so visual alarm devices and coverage of wet areas are important design details. Each branch needs its own Civil Defense approval, so compliance with the Saudi Building Code (SBC 801) is checked site by site.
AZEIDK worked on Body Masters facilities, carrying out the supply, installation, testing and commissioning of fire protection, alarm and security systems according to the project requirements.

Bugshan Hospital stands in Al Faisaliah district, Jeddah, at the junction of Prince Mohammed bin Abdulaziz Street (Tahlia) and Madinah Road. Purpose-built as a hospital in 1980 and given a major renovation between 1998 and 2002, it has 111 beds. Its departments include emergency, surgery and endoscopic surgery, gastroenterology, geriatrics, laboratory services and assisted reproduction (ICSI).
Evacuating a hospital is unlike evacuating any other building. Many patients cannot move without help, some are in theatre or under anaesthesia, and geriatric patients may depend entirely on staff. Hospitals therefore rely on a defend-in-place approach: detect a fire in the room where it starts, alert staff at once and hold smoke within a defined zone while patients are moved horizontally to safety. The hospital runs around the clock, laboratories handle chemicals and medical gases are typically piped through the building. In a 1980 building that has since been renovated, keeping safety systems in step with current requirements is part of operating safely.
At Bugshan Hospital, AZEIDK was responsible for supplying, installing, testing and commissioning fire protection, alarm and security systems according to the project requirements.

This warehouse serves the Danube and BinDawood stores, the two grocery retail brands of BinDawood Holding, which is listed on the Saudi Exchange (Tadawul). The group opened its first BinDawood store in 1984, Danube joined in 2001, and by October 2021 the group had 76 stores across the Kingdom, making distribution warehouses an essential link in keeping them supplied.
Food is rarely the main fire load in a grocery warehouse; packaging is. Cartons, plastic wrap and timber pallets are usually stored alongside cooking oils, cleaning products and aerosols. In large storage halls, fire and smoke spread quickly and exits can be far from staff and forklift operators. A fire here can also interrupt deliveries to many stores at once. Protection has to detect a fire early and suit the way goods are stored, in line with the Saudi Building Code (SBC 801) and Civil Defense requirements.
AZEIDK supplied and installed the warehouse's fire protection, alarm and security systems, then tested and commissioned them in line with the project requirements.

Refrigeration runs around the clock, and stockrooms fill with cartons. In Saudi Arabia, DHL runs an e-commerce fulfillment network that, according to the company, comprises seven warehouses and offices with about 12,000 m² of space and more than 150 employees. The network links online stores, ERP systems and delivery partners, with full track-and-trace on shipments. AZEIDK has worked on DHL facilities in the Kingdom.
Fulfillment warehouses hold a wider and faster-moving mix of goods than traditional ones: clothing, electronics, cosmetics and household items in cartons and plastic packaging, some of them containing lithium batteries. Sorting and packing lines, dispatch areas and constant movement of people and stock add to the risk, and operational pressure rises in peak seasons. A small fire in a packing area can quickly become a full shutdown that delays customer deliveries, so the facility needs early detection and protection suited to varied storage. Security systems also help monitor the flow of shipments and protect stock around the clock.

Dots Boulevard, a commercial project where AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems.

Dots Boulevard is one of the commercial projects in AZEIDK's portfolio. Commercial premises of this kind receive customers, staff and suppliers throughout the day, and they must remain safe and secure after closing time as well. For the owner, that means fire and life safety systems that are installed, tested and ready to operate whenever the premises are in use.
Commercial units combine several risks under one roof: stock and packaging that add to the fuel load, electrical installations and lighting that run for long hours, and cooking equipment wherever food or drinks are served. Visitors rarely know the layout, so they depend on alarms they can hear and on exits that are clearly signed and kept free. Early detection gives staff time to start an evacuation before smoke fills circulation areas, and a suitable fire-fighting system limits how far a fire can spread between units. Security and surveillance systems complete this protection outside trading hours. In Saudi Arabia these systems are planned in line with Civil Defense requirements and the Saudi Building Code (SBC 801).
AZEIDK's work at Dots Boulevard covered the supply, installation, testing and commissioning of fire protection, alarm and security systems according to the project's requirements.

Dr. Samir Abbas Hospital is a private hospital on Corniche Road in Jeddah's Ash Shati district, overlooking the Red Sea. It was founded by Prof. Samir Abbas, under whose care the first Saudi IVF baby was born in 1986. Besides fertility and IVF services, its departments include cardiology, neurology, orthopaedics, paediatrics, maternal-fetal medicine, obstetrics and gynaecology, and general surgery. It had 170 beds in 2021.
Many patients cannot leave on their own: someone just out of surgery, a woman in labour, a newborn, a patient on monitors. Hospital fire strategy therefore protects patients in place and moves them horizontally to a safe adjacent zone, rather than relying on full evacuation. That calls for early, precise detection, staged alarms that tell staff where the fire is without alarming the whole building, and protection that keeps critical areas such as operating theatres in service. Round-the-clock operation, medical gases and laboratories make compliance with the Saudi Building Code (SBC 801) and Civil Defense requirements an operational necessity.

A serviced-apartment building combines the risks of a hotel with those of a residential block. Guests sleep in a building they do not know well, often with children, and need a clear alarm that wakes them at night and points them to the exit route. Because every unit has its own cooking facilities, there are many separate places where a kitchen fire can start. A fast response therefore depends on early detection, alarm signals that reach every unit, and a front desk that knows immediately where an alarm has started, in line with the Saudi Building Code (SBC 801) and Civil Defense requirements.

In May 2024 it opened its 50th branch in Saudi Arabia, on Riyadh's Northern Ring Road, bringing its total to 55 branches across Saudi Arabia, Oman and Bahrain. Alongside its showrooms, it runs the extra.com e-commerce platform and after-sales services, and offers consumer financing through its subsidiary Tas'heel Finance.
An electronics showroom concentrates lithium-ion batteries, powered display units and charging points in a space open to the public for long hours. Battery fires can develop quickly and give off dense, toxic smoke, so early detection and a clear alarm are essential to clear the sales floor in time. Stockrooms add cartons, foam packaging and plastics behind the scenes, while sales floors need fire-fighting coverage that reaches between tall fixtures. Because showrooms carry high-value stock, security and surveillance systems belong to the same safety picture, protecting goods and staff during and after trading hours. Civil Defense requirements and the Saudi Building Code (SBC 801) govern these systems in retail showrooms.
AZEIDK worked on eXtra's facilities in the Kingdom, carrying out the supply, installation, testing and commissioning of fire protection, alarm and security systems according to project requirements.

Garden Millennium Hotel is a 68-room hotel in the Al Salamah district of Jeddah. It opened in 2020 and offers guests a 24-hour front desk, parking, free Wi-Fi and laundry service. With guests arriving and leaving at all hours and a front desk that never closes, its safety systems have to work as reliably at night as they do during the day.
Guests sleep in rooms they do not know well, and many could not say where the nearest exit is. A night-time fire in a guest room or service area can fill corridors with smoke before anyone notices. Automatic detection that alerts the front desk early, alarms audible in every room and suppression that controls the fire at its source make a safe evacuation possible. Staff on duty around the clock can verify an alarm and guide guests out, while security systems monitor entrances and parking. The Saudi Building Code (SBC 801) and Civil Defense requirements govern the design.
AZEIDK supplied, installed, tested and commissioned the hotel's fire protection, alarm and security systems in line with the project's requirements.

Gulf International Bank set up its Saudi bank in April 2019 by converting its existing branches in the Kingdom into a locally incorporated bank, the first foreign-domiciled bank to establish a local commercial bank in Saudi Arabia. Owned equally by the Public Investment Fund and Gulf International Bank B.S.C., the Saudi bank is headquartered in Al Khobar with branches in Riyadh and Jeddah, and offers wholesale, investment and retail banking, asset management, and meem, a fully digital Shariah-compliant retail bank.
A bank facility typically combines customer halls, staff offices and rooms with IT equipment and hard-to-replace records, along with areas for cash and valuables. Many of these spaces are empty outside working hours, so automatic detection and monitored alarms are the first line of defence. For a bank, a fire's impact goes beyond physical damage to interrupted service and systems, which is why fire protection and security systems work together here to protect people, assets and data.
At the bank facilities it worked on in the Kingdom, AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems according to the project requirements.

On Al-Ajwad Street in Jeddah, Haifa Mall combines shopping, dining and entertainment. It is operated by Cenomi Centers, has been open since 2011 and, alongside its shops, has a Muvi Cinema. That mix of uses brings in visitors for different reasons at different times of day, from shoppers to diners and cinema-goers.
Each use inside a centre like this carries its own risk. Restaurants run kitchens and cooking equipment, shops hold stock of clothing and packaged goods, and cinema auditoriums gather people in a dark, enclosed space where smoke is hard to see and exits are hard to find quickly. The alarm has to reach all of these spaces at the same time, and exits must be clear and well lit so that even a first-time visitor can find them. Security surveillance helps mall management follow movement in corridors and entrances and coordinate with emergency teams during an incident, in line with Civil Defense requirements.
At Haifa Mall, AZEIDK was entrusted with supplying, installing, testing and commissioning fire protection, alarm and security systems according to the project requirements.

Jeddah-headquartered Haji Husein Alireza & Co. Ltd. traces its origins to 1906, when it was formed as an offshoot of the House of Alireza & Abulhassan. One of the Kingdom's oldest automobile distributors, it has been the exclusive Mazda distributor in Saudi Arabia since 1968 and also imports MAN trucks and buses as well as Aston Martin cars. AZEIDK's work with the company related to its Mazda facilities.
Dealership facilities usually combine customer showrooms with service centres, workshops and spare-parts stores. Every vehicle inside carries fuel, a battery, tyres and plastics that burn intensely, while workshops handle oils, solvents and paints alongside welding and cutting. Parts stores hold cartons, plastics and rubber on high shelving. Showrooms are often open, glazed spaces that may connect directly to service areas, letting smoke move quickly between them. Each zone needs protection suited to its own hazard, backed by early detection across the site and security for high-value vehicles and parts.
At the company's Mazda facilities, AZEIDK supplied and installed fire protection, alarm and security systems, then tested and commissioned them to the project requirements.

The client behind this project is Abdullah Hashim Co. Ltd., the exclusive agent for all Honda products in Saudi Arabia, a range that covers cars and motorcycles as well as marine engines, generators, water pumps and agricultural machinery. The company is headquartered in Jeddah and has automotive and machinery divisions. Its work with Honda Motor Co. of Japan goes back more than half a century, to a partnership begun by Soichiro Honda and Sheikh Abdullah Hashim. In 2017 its network comprised 20 Honda dealerships plus 31 sub-dealers across the Kingdom.
Dealerships bring customers into spaces that hold vehicles, engines and power equipment containing fuel, oils and batteries. Where showrooms sit alongside workshops or parts stores, lubricants, tyres and packaging add to the fuel load, and some maintenance tasks involve heat sources. Open-plan showrooms let smoke spread quickly, so early detection, suitable fire-fighting coverage and clear exits for customers and staff are essential. Security systems matter too, because high-value stock stays on site outside opening hours. Civil Defense requirements and the Saudi Building Code (SBC 801) set the framework for these systems.
AZEIDK worked on Abdullah Hashim Co.'s Honda facilities, carrying out the supply, installation, testing and commissioning of fire protection, alarm and security systems according to project requirements.

IKEA is a home-furnishings retailer that entered Saudi Arabia in 1983 with its first store in the Kingdom. It is operated locally by IKEA Saudi Arabia, a member of the Ghassan Ahmed Al Sulaiman Furnishing group. Today the brand serves customers through stores in several Saudi cities and regions, as well as planning studios.
Large furniture stores have wide floor plates and long walking routes through the showroom, and many visitors are families with children who spend a long time inside. They also hold a heavy fire load of upholstered furniture, mattresses, textiles and goods packed in cardboard. Where stock is kept on high racking, sprinklers must be designed to reach a fire inside the racks, not only from the ceiling above. Long travel distances call for an alarm that reaches every department and directs visitors to the nearest exit. Security systems cover entrances, loading areas and storage, all to the Saudi Building Code (SBC 801) and Civil Defense requirements.
AZEIDK's work for IKEA covered the supply, installation, testing and commissioning of fire protection, alarm and security systems, according to the project requirements.

Iridium Hotel stands on Al Sabeen Street in Jeddah. As a city hotel that receives guests and visitors around the clock, it needs safety systems that are ready at any hour, whether the building is quiet or busy.
Hotels typically combine private and public space under one roof: guest floors where people sleep, restaurants and kitchens, meeting rooms and service areas, each with its own fire risk and pattern of use. Numbers can rise sharply during a function, bringing in visitors who have never seen the building's exits. The alarm system must pinpoint a fire quickly so staff can direct people, while sprinklers and smoke management keep escape routes usable during evacuation. Security systems help staff monitor entrances and public areas. Protection is designed and accepted under the Saudi Building Code (SBC 801) and Civil Defense requirements.
At the hotel, AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems in line with the project's requirements.

The KAIA Hajj Terminal at King Abdulaziz International Airport in Jeddah receives pilgrims arriving for Hajj and Umrah. Inaugurated on 31 May 1981, it received its first Hajj season that year. The terminal was designed by Skidmore, Owings & Merrill; its tent-like roof of Teflon-coated fibreglass cones was the world's largest cable-stayed fabric roof when completed, and the terminal won the 1983 Aga Khan Award for Architecture. In 2017 the Hajj and Umrah complex could hold up to 175,000 pilgrims at a time.
Pilgrims from many countries, speaking different languages and unfamiliar with the building, wait here in very large numbers. An alarm must reach all of them clearly, and evacuation must be managed in stages that move people to safe areas without congestion at the exits. Large open areas under a high roof also change how smoke spreads and how quickly it is detected, so detection must suit the space's real geometry. Security systems help operators follow crowd movement and respond early.
AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems at the KAIA Hajj Terminal, according to the project requirements.

Turkish cuisine is the focus at Khayal Restaurant in Jeddah, from grilled meats and mezze platters to Turkish specialties. Its menu centres on meat dishes made from traditional family recipes and is served from breakfast through to dinner, which means a kitchen that grills and cooks for long hours every day.
Grills and hot cooking equipment are a constant source of flame and heat, and the grease they release settles in hoods and exhaust ducts, among the most common places for restaurant fires to start and spread. A kitchen running from morning to night leaves little downtime for equipment to cool or be cleaned, so more depends on protection that works automatically. Meanwhile the dining room fills with families and visitors who do not know the building and need early warning and clear exits before kitchen smoke reaches them. Protection has to address the high-hazard kitchen and the busy dining area together, in line with Civil Defense requirements.
At Khayal Restaurant, AZEIDK supplied and installed fire protection, alarm and security systems, and carried out their testing and commissioning to the project requirements.

Le Concheur is a chocolate café in Jeddah serving European-style chocolates, sweets and cakes. Its chocolatiers work under a Belgian master chocolatier, while a Saudi pastry chef leads the pastry team. It also serves breakfast, light meals and coffee, makes custom chocolate showpieces for weddings and events, and has hosted chocolate tastings and children's classes.
A place like this combines a production kitchen with a seating area open to the public. Ovens, cooking equipment and chocolate-melting machines run for long hours, and breakfast and light meals add cooking with oils and fats. When children are present for a class or a tasting, everyone depends on a clear alarm and an unobstructed way out. The kitchen needs detection that can tell a real fire from normal cooking heat and steam, so that false alarms do not become routine, while the seating area needs fast smoke detection. After closing, security systems protect the premises.
For Le Concheur, AZEIDK carried out the supply, installation, testing and commissioning of fire protection, alarm and security systems, according to the project requirements.

Mall of Arabia sits on Madinah Road in An Nuzhah district, Jeddah, near King Abdulaziz International Airport, and is operated by Cenomi Centers. It opened in October 2008 and spans three storeys with a total area of about 261,000 m². It also houses KidZania Jeddah, a children's edutainment centre.
In a three-storey mall of this scale, the open voids and long concourses typical of multi-level malls can carry smoke from one level to another quickly, which makes smoke control and escape distances central to the design. Shops, restaurants and entertainment areas each bring a different fire load, and fit-outs vary from tenant to tenant. The mall also draws families with children, including KidZania Jeddah visitors, who need an evacuation led by adults and staff. Alarm and fire fighting systems must cover the whole building and work together so management can direct visitors clearly to the exits, in line with the Saudi Building Code (SBC 801) and Civil Defense requirements.

It connects to the Taif Heart Tower, home of the 30-floor, 266-unit Awaliv International Hotel, classified five-star in 2010.
The complex joins crowded shopping and leisure floors with a hotel tower where guests sleep. Hundreds of shops carry a heavy, changing fire load, and in a building this large smoke is the main threat to escape. Smoke control keeps routes clear, sprinklers fed by fire pumps hold a fire at its origin, and a coordinated alarm supports orderly, zoned evacuation. The Saudi Building Code (SBC 801) and Civil Defense requirements govern the system.

Marina Home is a furniture and home-furnishings retailer founded in Dubai in 1997 by three brothers. It sells beds, sofas, tables and chairs, plus decorative pieces and home fashion. The brand runs large-format showrooms across the Middle East, North Africa and the Indian subcontinent. In Saudi Arabia these include a 37,000 sq ft standalone flagship in Riyadh, and the brand has also opened in Jeddah.
Furniture showrooms carry a heavy fire load: upholstered sofas and mattresses contain foam and fabrics that ignite easily and release dense, toxic smoke, and back-of-house stores add timber and packaging. Displays are arranged as room settings that visitors wander through without knowing where the exits are, so clear escape routes and exit signs are essential. Because these materials burn fast, early detection and sprinklers that check a fire in its first minutes are what give customers and staff time to leave. After closing, alarm and security systems protect high-value stock.
At one of the Marina Home showrooms, AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems, according to the project requirements.

Massara Square is a commercial centre in Jeddah. Centres of this kind usually combine units run by different tenants with visitors who come to shop or use services, often into the evening, so their fire safety relies on systems that work automatically at all times.
In a building open to the public, safety systems are judged on two things: detecting a fire early in any unit or corridor, and getting visitors out before smoke builds up. Units with different fire loads, and visitors unfamiliar with the building, make both harder. Systems must follow the approved drawings and be fully tested before going into service, since any gap between design and installation can leave an area uncovered. A completion and compliance certificate is the practical record that what was installed works as designed.
AZEIDK delivered the following scope at Massara Square, closed out with a work completion and compliance certificate from the project consultant:

McDonald’s opened its first restaurant in Saudi Arabia in Riyadh on 8 December 1993. In the Western and Southern regions and Tabuk, the brand is run by its official licensee, Reza Food Services Co. Ltd, which was founded in 1994 and opened its first branch in Jeddah's Al-Hamra district. By 2024 the brand had more than 170 branches in those regions.
A quick-service kitchen packs the main hazards of commercial cooking into a small space: fryers full of hot oil, grills, and hoods and ducts where grease builds up. These restaurants often trade late into the night, so a fire can start while the dining area is full. Fast detection, an alarm heard in both kitchen and dining room, and suppression aimed at the cooking equipment stop a cooking fire reaching the ductwork and wider building, while clear exits let diners leave quickly. Systems follow the Saudi Building Code (SBC 801) and Civil Defense requirements.
AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems in line with the project's requirements.

Mira Hotel is a hospitality property in Jeddah. Like any hotel, it receives guests who stay one or more nights in rooms they first see on arrival, and who rely on the building and its staff to warn and guide them in an emergency, at any hour of the day or night.
The greatest risk in a hotel is a fire that starts while guests are asleep. Alarm sounders must be loud enough inside each room to wake a sleeping guest, and corridors and stairs, the only way out for most guests, must stay free of smoke. Hotels generally combine several ignition sources and fuel loads, from kitchens and laundries to furniture and curtains, and guests do not know the emergency exits as staff do. Sprinklers keep a fire from spreading beyond the room where it started, the alarm panel tells reception where an incident is so staff can organise the response, and security systems help control access to guest floors.
AZEIDK provided Mira Hotel with fire protection, alarm and security systems and carried out their installation, testing and commissioning according to the project requirements.

Modern Warehouses Jeddah is a warehouse project in Jeddah where AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems.
Supply, installation, testing and commissioning of fire protection, alarm and security systems per project requirements.
Modern Warehouses Jeddah is a warehouse project in Jeddah. Facilities of this type usually hold goods in bulk for storage and distribution, often on high racking, with loading bays, forklift traffic and relatively few people spread across a large floor. Their fire protection has to be planned around how and how high goods are stored, not only around the size of the building.
In a warehouse, the stock is the fuel. Cartons, plastic packaging, pallets and stretch wrap form a continuous fire load, and tall storage lets flames climb quickly and jump across aisles. A fire that grows unnoticed in a large, lightly occupied building can overwhelm suppression and threaten the structure. Early detection, sprinklers matched to storage height and commodity, hose cabinets for first response and an alarm that reaches staff wherever they work are essential. Security systems matter too, since warehouses are often unattended outside working hours. The Saudi Building Code (SBC 801) and Civil Defense requirements govern storage buildings.
At the facility, AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems in line with the project's requirements.

Muvi Cinema, Saudi Arabia's first homegrown cinema brand, whose facilities AZEIDK fitted with fire protection, alarm and security systems.

Muvi Cinema is described as the first nationally owned and operated cinema brand in Saudi Arabia, and is run by Next Generation Company. Its first cinema opened in August 2019 at Mall of Arabia in Jeddah, with 15 screens and 1,950 seats. A third Jeddah cinema followed at Aziz Mall in 2020, with nine screens and capacity for up to 1,300 guests. By December 2023 the brand had 21 locations in 10 Saudi cities, and in December 2024 it opened a 14-screen cinema at The Village centre in Jeddah.
Auditoriums hold large audiences in darkened rooms, often deep inside a mall and far from the street. If a fire starts, people need an alarm they cannot miss over the film's sound, lighting and exit signs that guide them in the dark, and routes sized for a full house leaving at once. Upholstered seats, acoustic wall linings and soft finishes add to the fuel load, while projection and equipment rooms concentrate electrical and electronic equipment. Concession stands bring heating and cooking equipment next to busy foyers. Because a multiplex runs several screenings at the same time, the alarm system is usually linked to the sound and projection systems and to the host mall's evacuation plan. Civil Defense requirements and the Saudi Building Code (SBC 801) set the framework.
AZEIDK worked on Muvi Cinema facilities, carrying out the supply, installation, testing and commissioning of fire protection, alarm and security systems according to project requirements.

The Naqua Shrimp Project is located in Al Lith on the Red Sea coast, about 180 km south of Jeddah. It belongs to the National Aquaculture Group (NAQUA), Saudi Arabia's largest aquaculture company. NAQUA describes it as the world's largest integrated shrimp production project on a single site, and its management has called it the largest of its kind in the Middle East and Africa.
The group's projects date back to 1982. Today the project covers 4,485 hectares of water surface along about 65 km of coastline, with 80 nurseries and 77 high-density ponds across 18 farms, plus 547 open earthen ponds. Its pumping stations move about 150 cubic metres of seawater per second, annual capacity is 60,000 tonnes of shrimp, and its processing plant, one of the largest of its kind in the world, handles 800 tonnes of shrimp a day. NAQUA exports to more than 30 countries, and in 2015 it became the first company in the Middle East to earn Best Aquaculture Practices (BAP) certification.
A project built around water ponds may seem far from fire risk, but the real risk sits in the buildings and plant that run production, and any stoppage there interrupts an entire food chain:
The system falls under the Saudi Building Code (SBC 801) and Civil Defense requirements, and is tested regularly so it stays ready in a facility that never stops working.
At NAQUA's Al Lith site, AZEIDK has worked at three levels: supplying fire protection, alarm and security systems; supplying, installing, testing and commissioning systems; and maintaining them regularly to keep them ready on a site that runs around the clock. A hypermarket puts a wide sales floor, high shelving and back-of-house storage under one roof. Packaged food, paper, plastics, aerosols, cooking oil and household chemicals create a high, varied fuel load, and high stacking makes it harder for water to reach a fire unless sprinkler design accounts for storage height. Many hypermarkets also run bakeries, hot-food counters and refrigeration plant. At peak times shoppers, many of them families, spread across a large floor, so the alarm must be audible everywhere and exits kept clear of trolleys and stock. Security and surveillance support loss prevention and crowd safety. Civil Defense requirements and the Saudi Building Code (SBC 801) set the framework.

In 2022 it had 13 showrooms in seven major cities across the Eastern, Central and Western regions. AZEIDK carried out its work at one of the Nice showrooms.
A homeware showroom carries a heavy fire load: textiles, bedding, plastics and cardboard packaging on open shelving, with more stock held behind the scenes. Once that stock ignites, fire and smoke travel quickly across an open sales floor, and shoppers deep inside the store may not know where the exits are. Sprinklers designed for the stock, early detection and clearly marked escape routes give customers and staff time to leave and keep losses contained. Security systems protect the premises outside trading hours. The Saudi Building Code (SBC 801) and Civil Defense requirements set the baseline.
At the showroom, AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems in line with the project's requirements.

Nojoud Center is a shopping centre on Prince Mohammed bin Abdulaziz Street, better known as Tahlia Street, in Jeddah's Al Andalus neighbourhood. Its tenants include a Nike store. As in most shopping centres, shops with different trades and goods share one building and common walkways.
A shopping centre is made up of units let to different tenants, each with its own fit-out, goods and hours, while management controls the common areas. Smoke from a fire in one shop can spread into walkways everyone uses, and most shoppers do not know where the rear exits are. The engineering answer is a central fire alarm system that receives signals from every unit and pinpoints the incident, with firefighting coverage of shops and corridors alike. Tenants change and fit-outs alter layouts, so systems must be extendable and re-tested after each change. Security systems at entrances and walkways help staff locate incidents and manage visitor movement.
At Nojoud Center, AZEIDK took on the supply, installation, testing and commissioning of fire protection, alarm and security systems, according to the project requirements.

Novotel Olaya Hotel is a Novotel-branded hotel in Riyadh's Olaya district. Hotels of this kind have guests sleeping and staying in the building around the clock, all year round, which makes fire protection and alarm systems part of daily operation rather than a requirement met once at opening.
The greatest risk in a hotel is a fire that starts while guests are asleep, in a building whose exits they do not know, perhaps with signage in a language they do not read. The alarm must wake guests in their rooms clearly, and corridors and stairs must stay protected from smoke long enough for people to get out. Hotels typically also house kitchens, laundries, restaurants and meeting rooms operating at different hours, each with its own ignition sources and fire load. A successful evacuation depends on coordination between the alarm system and the hotel's duty team, matters addressed by Civil Defense requirements and the Saudi Building Code.
AZEIDK's work at Novotel Olaya Hotel covered supplying, installing, testing and commissioning fire protection, alarm and security systems in line with the project requirements.

This project covered an NRTC Group facility in Al Khumrah, Jeddah, one of the industrial projects in AZEIDK's portfolio. Industrial facilities typically combine large open floors, operating or handling equipment, electrical plant and stored materials, and each of these shapes the fire strategy.
Several hazards often share one industrial building: switchgear and electrical rooms, handling equipment, fuel for vehicles and generators, and goods in combustible packaging. In a large, lightly staffed space, a fire can grow before anyone sees it, and smoke quickly hides long routes to the exits. Detection across the whole floor, firefighting systems sized for the real hazard and signed escape routes give staff time to leave. Because the installation must be approved by Civil Defense, building to approved drawings and documenting tests matter as much as the equipment itself. The Saudi Building Code (SBC 801) provides the framework.
AZEIDK's scope at the facility covered:

Set in North Obhur, the coastal district in the north of Jeddah, Obhur Mall is a four-storey shopping mall on Prince Abdullah Al-Faisal Street. It combines fashion, accessories and perfume shops with restaurants and cafés. The mall was developed by Al Binaa Al Muammar.
Across four floors, visitors move vertically as well as horizontally, so the alarm must reach every level at once and escape routes must lead down protected stairs to the outside. Clothing and accessories add a substantial fuel load, perfumes contain flammable solvents, and restaurants and cafés bring cooking equipment and kitchen exhaust into the building. Where open voids link floors, smoke can travel quickly between levels, making early detection and well-planned fire-fighting coverage important throughout. In a coastal district, humid, salt-laden air also makes regular corrosion checks on equipment worthwhile. Security and surveillance support crowd monitoring, all within Civil Defense requirements and the Saudi Building Code (SBC 801).
At Obhur Mall, AZEIDK handled the supply, installation, testing and commissioning of fire protection, alarm and security systems according to the project's requirements.

Built as a specialised chocolate manufacturing facility, OSEN Factory in Jeddah was delivered as a design-and-build project and covers approximately 2,743 m². In a plant of this size, production lines, raw-material stores, packaging and finished goods sit close together, which directly shapes how safety systems are laid out.
Chocolate production handles more combustible material than its product suggests. Sugar and cocoa powder can form combustible dust around milling, mixing and packing points, and cocoa butter and other fats make a fire burn hotter once it starts. Lines run heating and cooling equipment with significant electrical loads, while paper, cartons and plastic wrapping build up in stores. In a food plant the damage does not stop at the flames: smoke can spoil stock and halt production until hygiene standards are restored. Early detection and a fast response in the first minutes of a fire protect both the people on the floor and the factory's ability to keep running.
In this factory, AZEIDK handled the supply, installation, testing and commissioning of fire protection, alarm and security systems according to the project requirements.

PAUL is a French bakery-café chain founded in 1889 in Croix, France, and owned by Groupe Holder, with more than 750 outlets worldwide in 2022. It arrived in Saudi Arabia in 2011 with a branch on Tahlia Street in Jeddah, and Azadea Group, PAUL's partner since 2003, has opened outlets in Riyadh, Al Khobar and Jeddah. The menu covers French breads, pastries and cakes, plus breakfast, salads, sandwiches and light dishes in a Parisian-style tea room.
Bakery ovens usually start in the early hours, when few people are around, so automatic detection must catch a fire early. Hot dishes leave grease in hoods and extract ducts, a common source of kitchen fires that can carry flames beyond the kitchen, while customers sit in an open dining area nearby. A branch inside a shopping mall also shares escape routes and alarm systems with other tenants. Each branch needs protection over the cooking line and an alarm linked to the building's systems.
On PAUL branches in the Kingdom, AZEIDK handled the supply, installation, testing and commissioning of fire protection, alarm and security systems per project requirements.

Platinum Park is a serviced-apartment hotel in Taif, located on Wej Street in the Al Faisaliyah district, about five minutes' drive from Taif's Heart Mall and Shubra Palace. Its 90 rooms are spread over six floors, with city-view rooms and suites, a restaurant, a coffee shop, a banquet hall and a business centre that is open around the clock.
Guests sleep on the premises, often in a building they do not know well, so they rely on clearly audible alarms and well-marked escape routes to wake up and get out safely. In a six-storey building, evacuation depends on protected stairs rather than lifts, and the alarm has to reach every floor and every room without delay. The restaurant and coffee shop add cooking risks, while the banquet hall brings higher occupancy at set times. A 24-hour operation also means hotel staff must be ready to manage an incident at any hour of the night. Civil Defense requirements and the Saudi Building Code (SBC 801) set the basis for how these systems are designed and maintained.
At Platinum Park, AZEIDK handled the supply, installation, testing and commissioning of fire protection, alarm and security systems according to the project's requirements.

Radium is a residential compound in the Al Munsiyah district of Riyadh. It stands on a land area of about 44,869 square metres and contains 229 residential units, so many households live side by side on a single site.
People sleep in a residential compound, including children and older residents, and a fire that starts at night in one unit can go unnoticed until it has grown. Automatic detection inside the units, with alarms passed quickly to a central monitoring point such as a security office, is what allows action before the fire reaches neighbouring homes. With units spread over a large site, pinpointing an incident and guiding Civil Defense crews to it is just as important. Security systems complete the picture: they control who enters and leaves and give compound management a view of the site that helps direct responders. These systems are built to the Saudi Building Code (SBC 801) and Civil Defense requirements.
AZEIDK handled the supply, installation, testing and commissioning of fire protection, alarm and security systems at Radium, according to the project requirements.

Supply, installation and maintenance of fire protection, fire alarm and security systems.
ROSHN, headquartered in Riyadh, was launched by the Public Investment Fund on 19 August 2020 to develop integrated urban communities across Saudi Arabia, supporting Vision 2030 housing goals. Its communities include Sedra and Warefa in Riyadh, Alarous and Marafy in northern Jeddah, Almanar in Makkah, Aldanah in Dhahran and Alfulwa in Hofuf. PIF said in 2023 that more than 2.2 million people are expected to live in ROSHN communities by the end of the decade. AZEIDK has worked on ROSHN facilities.
Homes are occupied around the clock, and fires at night are especially dangerous because residents are asleep and slow to react. Early detection and a clear alarm give families time to get out, while suppression stops a fire spreading beyond where it starts. These systems must keep working for decades, so maintenance matters as much as installation: a dirty detector or a closed valve can fail unnoticed until a fire. The Saudi Building Code (SBC 801) and Civil Defense requirements set the framework.
AZEIDK's scope for ROSHN covered the supply, installation and maintenance of fire protection, fire alarm and security systems.

Safety system maintenance (Taif – Tera Mall store)
Civil Defense requirements and safety certificate
SACO (Saudi Company for Hardware) is a hardware and home-improvement retailer established in the mid-1980s and headquartered in Riyadh. Listed on the Saudi Exchange since May 2015, it has stores in many cities across the Kingdom. Its departments cover tools and hardware, outdoor and garden, home essentials, home improvement, automotive, electronics, and sports, fitness and toys. AZEIDK has worked on SACO facilities in Saudi Arabia, including its store at Tera Mall in Taif.
Few retail formats carry as varied a fire load as a hardware store. Paints, solvents, aerosols, garden chemicals and lubricants typically sit near plastics, timber, textiles and cardboard, often stacked high on racking in the sales area. A fire in that mix grows fast, produces dense smoke and can involve flammable liquids that first-aid firefighting cannot handle. Sprinklers designed for the stored goods, early detection and clear exits along long aisles protect shoppers and staff, while security systems watch over high-value stock. Safety does not end at installation: in a trading store, detection, alarm and suppression equipment needs scheduled inspection and maintenance to stay ready under Civil Defense requirements and the Saudi Building Code (SBC 801).
For SACO, AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems in line with the project's requirements.
SACO's Tera Mall store in Taif opened in December 2018 with 4,648 m² of floor space, inside a shopping centre with local and international brands, restaurants, a cinema and children's play areas, so the store's systems are part of the safety of the whole building. AZEIDK's work at this store focused on safety system maintenance and Civil Defense compliance, covering:

Saudia Airlines is Saudi Arabia's national flag carrier, founded on 27 September 1945. The government-owned airline is part of Saudia Group and is headquartered in Jeddah, with its main hub at King Abdulaziz International Airport and secondary hubs in Riyadh, Dammam and Madinah. It joined the SkyTeam airline alliance on 29 May 2012, the same day it readopted the Saudia brand.
An airline relies on ground facilities that keep working day and night: offices, customer-service areas, operations and IT rooms, and technical spaces that support flights. A fire in any of them can disrupt schedules well beyond the building itself, so the priority is reliable early detection that alerts staff before smoke spreads, followed by the right extinguishing method for each space. Rooms holding servers and electrical equipment need protection that limits damage to sensitive equipment, while areas used by the public need clear alarms and accessible exits. Security systems help protect restricted operational areas. Civil Defense requirements and the Saudi Building Code (SBC 801) form the baseline for all of these systems.
AZEIDK worked on Saudia's facilities, carrying out the supply, installation, testing and commissioning of fire protection, alarm and security systems according to project requirements.

On Prince Sultan Road in Jeddah, Sultan Square is a commercial complex where development works began in September 2023, and fire protection and life safety systems were part of the work needed to make it ready for operation.
Commercial complexes usually bring different tenants under one roof, such as shops, food outlets and service businesses, each with its own fit-out, equipment and opening hours. That mix creates varied fire risks: stock and packaging in shops, cooking equipment where food is served, and electrical loads that run late into the evening. Visitors move between units and walkways without knowing the building, so they rely on clear alarms, emergency lighting and signed exits. Fire-fighting systems must cover units and common areas together, and the whole installation has to be tested and commissioned before occupation so every part responds as designed. Civil Defense requirements and the Saudi Building Code (SBC 801) set out what such a complex must provide.
AZEIDK handled the supply, installation, testing and commissioning of fire protection and life safety systems at Sultan Square, according to the project's requirements.

Sun & Sand Sports is a sports retail chain operated by GMG (Gulf Marketing Group), carrying more than 90 sports and fitness brands such as Nike, Adidas and Under Armour; in 2020 it had more than 70 stores across the GCC. In 2021 GMG had 90 outlets in Saudi Arabia, Sun & Sand Sports stores among them, supported by a 23,000 sq m warehouse outside Riyadh and offices and warehousing in Jeddah.
Most of what a sports store sells is made from synthetic fabrics, foams and rubber, materials that burn hot and produce heavy smoke, and stockrooms hold shoe boxes and cartons stacked high. A store inside a shopping mall needs detection and sprinklers that work with the mall's own systems, so the response starts without delay. Weekends and sale periods bring crowds, so aisles and exit routes must stay clear. Security systems protect high-value branded stock and help staff monitor the shop floor.

Supply, installation, testing and commissioning of fire protection, alarm and security systems per project requirements.
Tahlia Square is a commercial building in the Al Rehab district of Jeddah. Commercial buildings of this kind usually combine several units, such as shops, offices or showrooms, with shared corridors and lobbies, and their occupants and visitors change throughout the day. That mix means the safety systems must serve regular occupants and first-time visitors alike.
In a multi-tenant building, the risk changes from unit to unit: one tenant may run a shop with packaged stock, another an office full of electronics, another a food outlet. Fit-outs change over time, and smoke from a fire in one unit can spread into the corridors and stairs everyone shares. A single building-wide detection and alarm system warns every occupant at the same moment, while sprinklers and hose cabinets limit fire growth until Civil Defense arrives. Security systems help building management monitor entrances and common areas. The Saudi Building Code (SBC 801) and Civil Defense requirements define how commercial buildings are protected.
In the building, AZEIDK supplied, installed, tested and commissioned fire protection, alarm and security systems in line with the project's requirements.

TGI Fridays is an American casual-dining restaurant brand whose first Middle East restaurant opened in Dubai in 1996. In the region the brand is franchised to Americana, and its 2010 development agreement covered ten markets, Saudi Arabia among them. In February 2013 Americana, through Al Ahlia Restaurants, opened its ninth TGI Fridays in the Kingdom, in Riyadh's Al Rabie district. TGI Fridays is one of the brands of Americana Restaurants, which has been listed on the Saudi Exchange since December 2022.
Casual-dining kitchens work hard, with fryers, grills and griddles running for long hours. Cooking oil, grease build-up in hoods and ducts, and gas or high-power electrical supplies are well-known ignition sources in restaurants. Dining rooms usually fill at lunch and in the evening with families and groups who do not know the layout, so the alarm must be heard throughout the restaurant and exit routes must stay clear of furniture and service traffic. Restaurants inside malls also need systems that work with the wider building's alarm and evacuation arrangements. Security systems protect the premises after closing. Civil Defense requirements and the Saudi Building Code (SBC 801) apply to all of this.

The Lucky Llama is a chef-owned Nikkei restaurant in Jeddah, serving a cuisine that blends Peruvian and Japanese cooking. It sits on Ibrahim Al-Anqari Street in the Al Mohammadiyyah district and is set over two floors, with an open kitchen and Peru-inspired décor. The restaurant received a Bib Gourmand in the 2025 MICHELIN Guide Jeddah and is rated 13/20 by Gault&Millau KSA.
An open kitchen puts cooking appliances, hot oil and grease-laden exhaust in full view of the dining room, so a kitchen fire becomes a guest-area problem almost at once. Detection has to tell cooking fumes apart from a real fire to avoid nuisance alarms during service, while still raising the alarm quickly when it counts. With seating on two floors, guests upstairs need an alarm they can hear over a busy room and an exit route that does not pass the fire. Occupancy peaks in the evening, often with diners who do not know the building. Fire-fighting equipment suited to kitchen and dining areas, and security systems that protect the premises after closing, complete the picture under Civil Defense requirements and the Saudi Building Code (SBC 801).

Virgin Megastore's stores in Saudi Arabia were run under an exclusive franchise held by Megastores of Lebanon S.A.L., which also operates the brand in Lebanon. The Saudi stores included branches at Red Sea Mall and Jeddah's domestic airport terminal, at Hayat Mall in Riyadh, which opened in November 2017, and at Dhahran Mall in the Eastern Province. The brand's first Riyadh megastore opened in February 2015, and in the same year the Red Sea Mall store added a 20,450 sq ft Apple shop, described at the time as the largest in the Kingdom.
Large stores in malls and airports combine heavy footfall with a dense fuel load of packaged goods, display fixtures and stockrooms full of cartons. Electronics ranges add lithium-ion batteries and many charging and demonstration points, which call for careful electrical design and fast detection. Shoppers tend to move deep into a large store, away from the entrance they used, so they need audible alarms and exit signs that lead them to the nearest safe route rather than back the way they came. A store inside a mall or an airport terminal must also work with the host building's alarm and evacuation strategy, while security and surveillance systems protect high-value stock around the clock. Civil Defense requirements and the Saudi Building Code (SBC 801) frame these systems.

It offers two academic pathways, American (with AP programmes) and British, both integrated with the Saudi national curriculum. The academy has operated since 2015 and is a College Board centre for AP and SAT exams.
A school that runs from kindergarten to Grade 12 brings children of very different ages under one roof. Young pupils cannot evacuate on their own and depend on their teachers. The alarm must be heard and understood in every space, and escape routes must stay clear and short enough for a class to leave in order. Early detection gives staff the minutes they need to account for every child, and suppression keeps a fire in a laboratory, kitchen or storeroom from reaching the corridors. Drills only work if the systems behind them are reliable. Schools follow the Saudi Building Code (SBC 801) and Civil Defense requirements.
