Fire detection and alarm systems fall under NFPA 72, the National Fire Alarm and Signaling Code, whose current edition is 2025. Chapter 14 of the code is dedicated to inspection, testing and maintenance, and it sets out visual inspection requirements and testing requirements separately for each system component. For an overview of how the rest of the code is structured, see our NFPA 72 fire alarm code guide.

Visual inspection vs. functional testing

A visual inspection checks the condition of components without operating them: the control panel shows a normal state with no trouble or supervisory signals, detectors are in place and neither covered nor damaged, and batteries show no leakage or corrosion. A functional test actually operates each device to confirm that it sends the correct signal to the panel and that the panel carries out its programmed sequence, from sounding horns and strobes to transmitting the signal to the monitoring point and controlling interfaced systems.

Smoke detector sensitivity testing

A sensitivity test goes beyond confirming that a detector goes into alarm. It measures whether the detector still responds within its listed sensitivity range. Chapter 14 calls for the first measurement within one year of installation and every two years after that, and the interval can be extended up to five years when two consecutive tests come back within range; confirm these intervals in the edition adopted for your project. Measurement is done with a calibrated test instrument or with a listed control panel that performs sensitivity checks. Uncalibrated aerosol smoke shows that a detector works, but it does not measure its sensitivity.

Records and documentation

Every inspection or test visit should be recorded in a report showing the date, who carried out the work, which devices were tested and the result for each, and any deficiencies found along with the action taken. Records are kept for the period the code sets, so they are available to the authority having jurisdiction on request. The 2025 edition also clarifies that inspection and maintenance personnel are not required to evaluate the adequacy of the original design, but where a building change affects system performance, it should be reported to the owner as an observation.

What applies in Saudi Arabia

In the Kingdom, the binding references are the Saudi Fire Code SBC 801 and the requirements of the General Directorate of Civil Defense, and together they determine which inspection and testing requirements apply to a facility. Safety licensing and renewals are handled through the Civil Defense Salamah platform, which is the place to check current requirements, including those related to maintenance contracts. Inspection and testing should therefore be assigned to a qualified, accredited service provider.
